The single biggest driver of price. A 1-bed/1-bath condo takes roughly 3 hours for a maintenance clean. A 3-bed/2-bath home takes 5–6 hours or more. Each additional bedroom and bathroom adds time and therefore cost.
A maintenance clean assumes the space is already in reasonable condition and keeps it that way. A deep clean or first-time clean goes much further — inside cabinets, appliances, grout lines, baseboards, cobwebs — and takes 40–60% longer for the same sized unit. Move-out cleans are the most comprehensive of all.
A unit that hasn't been professionally cleaned in over a year, or that has significant grease in the kitchen, limescale in the bathrooms, or heavy dust accumulation will take longer than the standard scope. In these cases, additional time is billed by change order at the agreed hourly rate — this is disclosed in advance, not as a surprise after the clean.
Recurring clients (weekly or bi-weekly) pay a lower per-visit rate than one-time cleans. Regular maintenance also reduces the likelihood of needing expensive deep cleans between visits. Most recurring clients find bi-weekly cleaning the best value.

Some items fall outside the standard scope and are quoted separately: interior windows beyond standard reach, outdoor areas, extremely heavy oven/fridge buildup, and wall washing. These are discussed before booking — never added without consent.
Yes — our published rates apply across Metro Vancouver. The only exception is travel to locations significantly outside the Tri-Cities, where travel time may be factored into the quote.

If we encounter conditions that require significantly more time than the standard scope (e.g. extremely heavy grease or a much larger space than quoted), we'll discuss it with you before continuing. Additional time is billed at the agreed hourly rate, with your approval.
We generally do not require a deposit for first-time residential bookings. For move-out cleans and commercial jobs, deposit requirements may apply and will be stated in the quote.
